It probably comes as no surprise that living rooms are the most important room to stage.

Living rooms are the family-center of home. They are where you gather for quality time with others, and are sometimes the first room you see when you enter a house. Potential buyers want to know that there will be enough room for their furniture and their friends in the living room, but even more than that, a well-staged set up will help them to actually visualize living there and making the space their own. It will open their eyes to just how their sofa and armchairs and coffee table might fit into the room.

If your budget or time constraints will only allow for one room, it should be the living room.

Kitchen

The kitchen is the second most important room when staging a home for a quick sale.

The idea of staging a kitchen might be a bit confusing- you don’t have a lot of furniture in a kitchen, right? So why does it need staging?

It needs staging because second to the living room, the kitchen is the heart of the home. And it has to be a functional space.

It’s important to take the extra care to declutter and put away small appliances, and even organize shelves and cabinets. When it comes to kitchens, people are always concerned about having enough room- no one wants to be in the middle of cooking a big meal with no counter space to put your dishes.

Clearing away the visual distractions will help potential buyers to really get a feel for just how much space the room has to offer. A few counter stools, some accessories and you are good to go! Kitchens have such a big impact and are minimal cost to stage, so you should definitely add this room in to help your house shine. 

 

Entryway

This is the space your buyer starts when they enter your house, after all, so you want to be sure to have a big impact right when they walk in the door.  You don’t need much to make this space shine – an entryway chest with a mirror over the top, some hooks on the wall with a hat and scarf ready to go or a little side table to place mail down on are all good avenues.

This room is especially important if your entryway is the space that you enter on a daily basis, as opposed to a side door. Buyers want to know they can feel welcome and right at home as soon as they walk in the door.

Bonus Room: Master Bedroom

The master bedroom isn’t just a place to sleep- it’s a place to escape. It’s a retreat, and it should feel like one. Potential buyers know that they will be spending a lot of their time there, and want it to be relaxing. But, we’re listing this as a bonus room because it’s one of the most expensive rooms to stage. So, if your master bedroom speaks for itself, then sometimes you can leave this one out. But if you can swing it (or the space is small and it’s critical to put in a king size bed to let buyers know it will fit), then staging the master is the way to go.
